Get Preapproved

Most buyers need to go through the process of applying for a mortgage, unless they plan on paying cash for the property. Doing this, before you look at homes, is very helpful as it allows you to know what price range you qualify for. It will also increase the chance that your offer is accepted.

Choose a REALTOR

The agent you choose should be knowledgeable about the communities that interest you and understand the market. They will represent you, as the buyer, by helping you research properties that match your criteria, and set up times, that are convenient for you, to view properties. In addition, they will ease your stress as they guide you through the contract negotiating phase of the buying process. Your REALTOR will coordinate the home inspection and closing date for you, order the title commitment, as well as provide you with referrals for mortgage lenders. Make an Amenities List

This is a list of what you are looking for in a home. It should include what is most important to you, what you could not live without, and things you are willing to compromise on. This list will help your REALTOR when searching for your dream home.  Such things you should consider when making your list are

·         Location

·         Number of Bedrooms

·         Number of Bathrooms

·         Price Range

·         School Districts

·         Storage Space

·         Garage

Begin your Search

Your REALTOR will take all of the information you have given them, review criteria you are looking for, in a price range you qualify for, and look for potential homes for you. When walking through a potential home, it is advised to bring your amenities checklist and take notes. This will help later when you sit down to compare properties you have looked at. It will help eliminate the confusion when deciding which house you preferred.  Things that you should consider are

·         Cost of Upkeep & Utilities

·         Amount of  Maintenance Required

·         Insurance Requirements

·         Cost of Updating or Decorating

·         Homeowner Due

Make an Offer

Once you have found the home of your dreams, let your REALTOR know! Your agent can help guide you toward the price you should offer for the property. Once your offer is submitted, your REALTOR will keep you informed of the progress of counter offers or your accepted offer.

The Closing

Your REALTOR will set up the closing and offer a final walk through.
